Need planning permission? We have a proven track record of achieving planning consent.
As an independent planning consultancy we can offer the impartial advice needed to ensure that your interests are fully represented during the planning process from the pre-application stage right through to determination.
We can advise on whether your project requires planning permission and if your project does not have any potential for success we will tell you this from the outset.
Planex can be appointed at any stage in the planning application process to provide planning services including the following:
If you have a site or are looking to purchase a site we can provide advice on its planning potential.
We submit representations to promote land for inclusion with planning policy allocation documents.
Obtaining early planning advice can help to ensure that planning proposals respect planning policy and help understand how other requirements may affect your planning application from the outset.
If you are looking to sell your property or land, the provision of written pre-application advice from a planning consultant and/or a Local Planning Authority is frequently a useful piece of ‘subject to planning’ information for potential purchasers.
Even at the pre-application stage it is advisable that planning proposals are presented to Local Planning Authorities in the most effective way to ensure the smoothest progress later on and the most detailed pre-application advice.
Planex can prepare, submit and manage the planning application process for a variety of project types including the following:
Householder and domestic applications
No job is too small and we frequently advise householders on the development potential of their properties including conversions, extensions, outbuildings, conservatories etc.
Agricultural and Rural
Planex has vast experience in advising clients in rural areas including householders, farmers, landowners and businesses. We provide advice on conversions and change of use, tourism development, leisure development, the development of garden centres, equestrian facilities and all forms of rural diversification.
We also advise on the specialist planning requirements for agricultural development relevant to farmers, forestry workers and those involved with horticulture.
Planex Consulting is able to advise on matters of planning law. We provide advice on planning process and procedure, planning case law and the preparation of applications for Certificates of Lawful Existing Use and Certificates of Proposed Lawful Use or Development.
Certificates of Lawful Use
The Lawful Development Certificate system enables an applicant to apply to a Local Authority for a certificate stating that an existing or proposed use or development would be lawful.
For both types of certificate the onus is on the applicant to provide sufficient factual evidence to demonstrate their case. The application will be determined based upon matters of fact and if the evidence provided as part of any application is considered to be insufficient then the application will be refused.
Planex can provide advice regarding the type, amount and quality of the evidence that is required to successfully obtain either certificate.
Retrospective Planning Applications and Planning Enforcement
Enforcement action can ultimately result in you having to demolish works undertaken or cease use which can be extremely costly.
If you are facing potential enforcement action regarding development which has not obtained planning permission it is best to act sooner rather than later to explore the potential for a solution with the Local Planning Authority. Planex can carry out these negotiations on your behalf to explore alternative solutions and mitigate against formal enforcement action proceedings.
We can ensure that the submission of any retrospective planning application is prepared in accordance with relevant planning policies in order to maximise the chance of success.
Environmental Impact Assessment (EIA)
Planex is experienced in the preparation of EIA Screening and Scoping requests. We also coordinate the professional project teams required to produce Environmental Statements for EIA development and provide the planning input for such development.
If you are facing the prospect of future development occurring to which you are opposed at either the planning application stage or through the planning policy land allocation process Planex Consulting can assist you.
It is our experience that comments of objection issued by concerned interested parties do not typically relate sufficiently to material planning concerns or planning policy and are therefore often not taken into consideration as part of the planning process.
Planex Consulting can present opposition concerns in a professional manner which is relevant to the planning process which ensures that an objection is given the best chance of being accorded due weight as part of the determination process. The instruction of an independent, professional review of an application to which you object and the provision of a considered and robust objection may result in an amended scheme which takes into account your views or the development not going ahead.
Planex Consulting can assist with achieving Listed Building and Conservation Area consents.
Planning applications for development within Conservation Areas require special consideration at the design stage and we can provide advice on acceptability and compliance with planning policy requirements from the outset.
We can advise on discharging planning conditions as well as applications to vary or remove conditions.
"What can we say about Planex Consulting? They were very quite simply brilliant showing competence and reliability throughout the whole project. They promptly informed us of all progress and nothing was ever too much trouble at any time! The planning application was excellent as was the management of the planning process. We would have no hesitation in recommending Planex Consulting"
